A Brief Explanation Of Our Process
Pre-Treatment
First, we apply a mild alkaline solution to a section of the floor and allow it to soak for approximately 15 minutes. In severe case of soiling we will use a rotary floor machine to agitate the clearing agents in. This pre-treatment loosens accumulated soil, grease, and contaminants, and prepares the surface for our cleaning process. The alkaline solution does not produce any harmful fumes, and ordinary ventilation removes the mild scent within minutes of completion of the job. If necessary we will use a safe gentle acid to attempt to remove any staining that did not come out with the alkaline cleaning agent.
Turbo Pressure Washing
We use a pressure washing system designed specifically for tile & grout, acrylic, and epoxy surfaces. Our truck mounted cleaning process power washes the floor to extract soil and grease from the pores of the tile and grout or other hard surface floors. The system generates water pressure of 1,000 to 1,200 P.S.I. and water temperature of approximately 240 degrees to soften and extract years of soil and contaminants. The floor tool connects to a powerful vacuum hose, which sucks the cleaning disk to the floor, and confines the water spray inside the 16-inch disk. There is virtually no splash over to worry about. The vacuum hose draws away the water, along with the dirt, to a containment tank on our truck, and we dispose of the wastes in accordance with EPA regulations. You will find that our process restores the tile & grout to 85 to 90 percent of its original appearance. Some stains, (red wine, mustard, dyes, etc.) will not come out because they dye the grout, but the combination of heat, water pressure, and suction removes most stains.
Sealing
After we clean the floor and allow it to dry, we seal the floor with our impregnating sealer. The tile & grout floor absorbs the sealer into its pores, creating a barrier against future staining. The sealer does not change the appearance of the floors by adding a shine or luster. Instead, it preserves the natural beauty of the surface.
Maintenance
We will provide instructions for your in-house or commercial cleaning people in how to take proper care of the floors, and show them what kinds of cleaners will do the best job without breaking down the impregnating sealer.
In addition, we will contact you in a pre-arranged cycle and offer our services to do touch-up cleaning and re-sealing as needed. A regular maintenance program will keep your floors in top condition and appearance.
Color Sealing
In the event that your grout has become permanently stained or discolored we can in many cases (not shower stalls) recolor your grout with a pigmented penetrative seal. A great choice for the perfectionist customer. We have over 40 colors to choose from.
Here is a sample cleaning we did for a couple with two Golden Retrievers living on a Limestone tile floor. They had not seen the true color in 13 years. Dirty mop water is the number one source of this type of extreme soiling.

Q. Why is it important to have my Tile & Grout floor sealed?
A. Sealing your Tile & Grout floor (and walls,) is the only way to protect your investment from water-based and oil-based stains. A sealer prevents a spill from penetrating into the porous surface of the floor, and gives you time to clean it up. And clean-ups are a snap! Simply blot fresh spills with a clean cloth or paper towel. The sealer continues to protect, even after repeated cleanings.
Q. How does a sealer protect my floor?
A. The penetrating sealer is absorbed by the pores of the
Natural Stone or Ceramic Tile & Grout. It fills
up the "nooks and crannies" so that wet stains cannot
get below the surface, and soil sits on the surface until
it is swept or wiped away.
Q. How is a sealer applied?
A. First, the floor is professionally cleaned, neutralized, and fully dried. Then, the sealer is applied using professional equipment and allowed to soak into the flooring material for twenty to thirty minutes. Finally, the excess sealer is buffed off the surface and allowed to dry.

Why is it necessary for a professional to apply sealer?
Can't I do it myself?
A. We have the training, experience, tools, and a wide variety of sealers for all types of natural stone, tiles, and grout. Professional application ensures complete protection for the entire surface of the floor. Improper sealing can leave a sticky residue on the surface of the floor that is difficult, if not impossible, to remove.
Q. What do sealers protect against?
A. A penetrating sealer repels water-based and oil-based liquids, prevents stains caused by most food and beverages; and protects the surface from dirt and impurities.
Q. Does a sealer alter the appearance of a Tile & Grout floor?
A. No. Our sealers protect without changing the original color, texture, feel, or appearance of the surface. However, we also offer color-enhancing sealers for interior natural stone, marble, granite, limestone, and masonry surfaces.
Q. Do you have different sealers to choose from?
A. Yes. We have a wide assortment of sealers, designed for a variety of surfaces and conditions. Some sealers are designed for interior use only, others for exterior use. Some protect against water only, others against oil and water. And some are designed specifically for floors with high porosity, such as limestone, slate, brick, and concrete. We will help you select the most suitable sealer. We are also accredited applicators for Dry Treat brand permanent sealers and enhancers.
Q. Will my floor ever have to be professionally cleaned and sealed again?
A. Yes. We can provide periodic maintenance cleaning and re-sealing to keep your floors in top condition. The frequency will depend on the amount of traffic on them, frequency of spills, etc. Sealers make maintaining your floors much easier and more effective, yet not maintenance free.
